How much does a mold test cost?
A standard 3-sample test is $375, and air and surface samples cost the same. That includes the inspection, thermal imaging, the lab analysis and your report. Larger homes or several problem areas may need extra samples, which are $75 each.
How long until I get results?
Most reports arrive within 1 to 2 business days of the test. We ship every sample to the lab overnight at no extra cost, and the lab usually returns results about 24 hours after it receives them.
How long does the test take?
About 40 minutes on site for a three-sample test, plus about 10 minutes for each extra area.
Do I need a test if I can already see mold?
Not always. If the spot is small and the cause is obvious, fixing the leak and cleaning it may be enough. Testing helps when the area is large, when you want to know whether spores have spread through the house, when you need documentation for a landlord, seller or insurer, or when you want proof a cleanup worked.
Can you tell me what kind of mold it is?
Yes. The lab identifies spores by type, such as Aspergillus/Penicillium, Cladosporium or Stachybotrys. Your report shows each type with its count next to the outdoor baseline.
Do you remove mold?
No. We test and report only, so there's no conflict of interest in what we tell you. If cleanup is needed, your report gives you a clear scope to take to remediation companies. When the work is done, we can come back for independent clearance testing to confirm the mold was removed.
What should I do before the test?
Keep windows and doors closed for about 12 hours beforehand apart from normal use, keep the AC or heat running as usual, and skip dusting, vacuuming and air purifiers on the day of the test.
Is there an outdoor sample?
Yes. Every air test includes an outdoor baseline. Spores are always present outside, so the comparison is what tells you whether your indoor levels are normal.
Do you test outside Las Vegas?
Yes. There's no travel charge anywhere in the greater Las Vegas area, including Henderson, Summerlin, North Las Vegas, Spring Valley, Enterprise and Paradise. We also test in Boulder City, Pahrump, Mesquite, Moapa and other Southern Nevada towns for an added distance fee, which we confirm when you book.

Yes. We test homes, apartments, condos, offices and small commercial spaces across the Las Vegas valley. Tenants, landlords and property managers all use our reports.
